B-Cycle Demonstration @ Austin City Hall

I’ve been an advocate for a robust bicycle sharing system since I first used BIXI system in Montreal. BIXI was how I got around the city core during my four day visit.  Recently, Minneapolis hosted a delegation of Austinites and they introduced us to their Nice Bike system. Yours truly ended up in a photo.

It’s my belief that a bike share system should be an integral part of the transit discussion.  For distances of less than 1 mile, these are cost-effective systems of getting urban-Austinites and visitors where they want to get to.  A large bike sharing network is also superb recreational amenity.

Yesterday, I was excited to visit City Hall to checkout the B-Cycle shared bicycle program demo. This system is currently in place in Denver, though it has fewer stations than the Nice Bike or BIXI system in Minneapolis and Montreal, respectively.

All of these systems use a three-geared bike that’s easy to use. The bikes include a basket and a lock. The ergonomics encourage a leisurely and comfortable ride. From the B-Cycle FAQ, we learn that fees to use the system can be specified by the city or promoter, but usually include an annual, monthly, weekly, daily and single use fees. In Denver, a 24 hour membership cost $5. This doesn’t mean you rent the bike for 24 hours. Rather, for 24 hours, you can quickly pickup/drop off bikes at any station.  The first 30 minutes are free, subsequent 30 minutes have escalating fees.

Bike sharing systems like B-Cycle market themselves as being scalable, and therefor easy to buy into. However, the utility of these systems grows along with the number of stations. A modest investment in too few stations, or poorly located stations, could result in under-adoption and quickly be the death of the system.

For a city that likes to be outside and champions a progressive pace of life, the future is bright for bike sharing in Austin.

Wednesday Bike Sharing Showcase At Austin City Hall

This Wednesday from 11-2pm, drop by city hall to see B-Cycle bike sharing concept in action.  Last month, we wrote that bike sharing could not only help solve many “last mile” transit problems, it would also become a superb recreational amenity for the entire city and its visitors.

From the Downtown Austin Alliance:

“Just as car-sharing systems provide a convenient way to use cars on a short-term rental basis, bicycle-sharing systems allow people to check out bikes to run errands and make other short trips.  Representatives of B-cycle, a national company that produces bicycles and other equipment for and works with cities to implement bicycle-sharing systems, will demonstrate their product at City Hall plaza from 11 am – 2 pm on Wednesday, October 27th. They will explain how bike sharing can decrease dependence on single-occupant vehicles, help improve mobility and support efforts to reduce greenhouse gas emissions. The public is invited to stop be and talk with B-cycle staff member and to take a short ride on one of their bikes.”

DAB STATS: September Residential Transactions

Chill out.  Cool off.  It’s not just the weather, but the market chilled in September yielding a stellar month for downtown Austin buyers.  In September, the average sale price of a downtown Austin condo was $282 per square foot.  This is based on 12 recorded transactions in the Austin MLS.   Year-to-year comparison shows last month was down from $338 per square foot across 20 transactions in September of 2009.  Month-to-month, September was down from $298 per square foot across 16 transactions recorded in August.

Highlights:

-Speaking of cooling off: hell froze over in September as the Statesman, frequently antagonistic to high rises, published an upbeat review of the downtown luxury market.

-A cartoon reminded us of an all too familiar exchange.

-We saw a glimpse of 2006 with a genuine bidding war on a bank owned unit at Brazos Place.

Top Tier Summary:

Not reflected in the MLS data are developers’ direct transactions at the top-tier buildings.  According to TCAD, the Austonian shows eight closings, which is one more than last month.  At the W Hotel Residences, with 159 total units, we’re told that 60% of the units are under contract, and the ability to now get into the building has been increasing contract velocity to 3-4 per month.  We’ve been informed that at the Four Seasons Residences ~40 units have closed, with another 40 under contract.

Texas Rowing Center Survives The Flood

This past Wednesday morning, the flood gates just west of Redbud Trail at Tom Miller dam were opened, unleashing a surge of flood waters from Lake Austin into Lady Bird Lake. It was enough water to almost wipe out one of Austin’s most loved local businesses: Texas Rowing Center.

I didn’t hear about the damage until today when photos were posted on TRC’s Facebook page.  Along with the photos was an inspiring story about an organization rallying together.  Story after the jump.

DAB STATS – August Residential Sales Summary

Oh, August.  TGIF.  It’s been so friggin’ hot!

August and December seem to be the two months when real estate is not a priority for most families.  It’s vacation time.  Back-to-school time.  And, in Austin, Texas it’s violently hot.  So hot that downtown Austin’s walkability loses some of its romance.

In August we recorded 16 transactions, with the average sale price of a downtown Austin condo hovering around $298 per foot.  Once again, this is consistent with recent evidence that shows +/- $300 per foot seems to be a homeostatic equilibrium for downtown Austin.

Of the top-tier buildings, TCAD shows 11 7 closed units at the Austonian.  The W Hotel Residences are approaching completion.  The Four Seasons Residences TCAD entries have yet to be divided into individual records.  TCAD can take 30 days to update.
