Remainder of Austonian Block Sold

The remainder of the downtown block surrounding the Austonian has been purchased from the Nalle family by World Class Capital Group.  There are no immediate plans for the site.

“The site that was purchased — about 1.3 acres — is bounded by Congress Avenue and Second, Third and Colorado streets. It includes a surface parking lot along with the land and building that house the Austin Children’s Museum, which will be relocating to the Mueller development in Northeast Austin, and Compass Learning.” – Statesman

WCCG has acquired several premiere downtown sites over the past couple of years, including Katz Deli, Spaghetti Warehouse, and the warehouse at 97 Trinity (across Cesar Chavez from the Convention Center).

DAB EXCLUSIVE: Sales Data From The Austonian, W Hotel Residences, Four Seasons, Spring Condos

[Personal update why we’ve not published data for a while. A couple of months ago, I began work on obtaining sales data from the newly constructed buildings. Not a quick and easy task.  However, after several conversations and a leap of faith by everyone involved in assembling the data (thanks!), we’ve got some REALLY interesting data to share. –Jude]

Back in 2010, when downtown Austin’s luxury condos started closing, the actual sales prices were closely guarded (not entered into the MLS).  I’ve been publishing monthly sales of Downtown Austin condos for years, and began tracking sales of new construction condos by laboriously tracking new deed records. That data was [at least] an accurate count of how many new constructions units had closed, and what floor plans were selling best.  That was real data my clients could rely upon, but actual closing prices were simply not available.

As a result, I have only been able to consistently highlight resale pricing.  With all of my talk about the average sale price for downtown is solidly planted at $300 per foot, I would always qualify it as incomplete without closing price data for new condos.

My goal has always been to combine the resale numbers and the new construction numbers into a single statistic.  The closely guarded luxury condo sales data has kept me from doing that.

Urban Wine + Liquor Takes Last Retail Space At The Austonian

The last retail space under downtown Austin’s Austonian condos will go to Urban Wine + Liquor and its proprietor, Austin-based wine expert Buckley Wineholt (great name for a wine expert).

The store will offer wine, spirits, beers, barware, imported cigars and cigarettes, and a choice of artisanal foods including Texas-produced items. The shop’s 2,615-square-foot storefront on Congress Avenue will be designed by local design-build firm Bercy Chen Studio.

The Austonian retail has turned out to be a boon for Congress Ave.  I’m a big fan of the Caffe Medici space – one of my favorite coffee shops.  This should be a compliment to the neighboring Second Bar + Kitchen, too.

Caffe Medici Opens Under The Austonian

Cafe Medici at The Austonian

Just in time for SXSW, Caffe Medici opens its third location.  Located in the Austonian on Congress Ave, I was immediately impressed with the finish out.  Great layout, great light, great coffee.  We’ll soon need to update our Best Coffee Shops In Austin list. The Austonian Gets A Cafe

The ABJ is reporting that Caffe Medici will open its third location, this time at downtown Austin’s Austonian condominium.  2,200 square feet of retail space on the Congress Ave side will cost Caffe Medici mid-$30s psf.
