Building Description

Completed in 2010, The Austonian is the tallest building in Austin, Texas.  At 56 stories it houses ~163 luxury residences. The approximate cost of the project is reported to be $250MM. The project was put together by local developers, Terry Mitchell and Benchmark Development. Construction was completed by the Spanish firm, Grupo Villar Mir.

You can easily spot the building, located on Congress Ave between 2nd and 3rd Street. Two blocks from Lady Bird Lake, two blocks from the 2nd Street Retail District, three blocks from the Warehouse District, the Austonian’s location is outstanding. For years this property was nothing more than an overflow parking lot for visitors to the Warehouse District.

The Penthouse

The highest residential floor at the Austonian is floor 54. Floors 51 through 54 are each 8,361 square feet and considered “penthouse level”. Each floor is being marketed as shell space, such that a buyer can customize the space. Below is a picture gallery of view from the Austonian’s top floors.

Building Prices

Pricing at the Austonian varies greatly depending on floor and floor plan. Asking prices range from $800,000+ for a one-bedroom to more than $8,000,000+ for a full-floor floor shell to be finished by buyer.

Interior Photos

As construction was wrapping up, Downtown Austin Blog was provided with early access in order to snap a few photos of the luxury building’s interior finishes. In the picture gallery below, the unit you are looking at above is the northeastern corner, “D” floor plan, on the 11th floor. Beginning at the unit’s front door – made from Italian walnut – the standard finish packages are the highest quality we’ve seen in a downtown Austin residential tower, thus far.

The kitchen features Scavolini cabinets, white carrera marble counters and back splash, built in Sub Zero refrigerator, Wolf gas-range, Miele coffee maker, Dornbracht fixtures. American walnut floors through out. All units outfitted with solar shades.

Views From Austin’s Only 55th Floor: The Austonian

After several weeks of the weather foiling our plans, myself and KevinFromTexas at SkyscraperPage, were escorted to the 55th floor of the Austonian where we could take photos of the building’s city views (they kindly asked us to not take photos of the interiors until they were complete).  As has been common this season, a storm started rolling in as we were setting up, and the wind was a little too intense for this photographer’s novice hand to get the tripod to support itself.  I think we came through with some interesting perspectives.  If you’re interested in more photos of the Austonian, make sure to checkout SkyscraperPage’s Austonian Thread and Flickr.  Thanks to Cile, Sarah, and Trey at the Austonian for facilitating the tour!

Kanye West Purchasing Austin Loft? Perhaps, But Not The Austonian Penthouse

I love to see effective guerrilla marketing in action.

Earlier this month it seemed as if every Austinite on twitter was sharing rumors that hip-hop fashionista Kanye West purchased the top floor of the Austonian. Skeptical, as is my nature, I was doubtful – I had just toured the top floors. The Austonian is the furthest you’ll get from a proper “Austin loft“. The rumor propagated with Kanye’s lyric “New crib-LOFT IN- where its at-AUSTIN-where is that-Texas!!!”

I was scratching my head, and thinking “really?”. Pushing down my gullible pride, I bashfully confirmed with the Austonian. The rumor, of course, is 100% false, but it resulted in discussion and intrigue. This was cunning guerrilla marketing. 🙂

Think about it. Eventually, perhaps this year, a buyer will emerge for the Austonian penthouse. There are a handful of buyers that have their eye on this space, but are biding their time, waiting to see if the fierce competition among the luxury towers will further soften prices across the board. These towers are already negotiating, very discretely, behind closed doors. But, for the buyer that has their eye on a product with no substitutes, one day soon, they could wake up to real news that what they desire is no longer available.

The current market for these buildings [Spring, W, Four Seasons, Austonian] works like this: There are buyers right now paying for a specific view, or floorplan, or the flexibility of combining units. We’re negotiating hard, and seeing deals with 10-15% discounts from asking. More or less depending on the specific space and the buyer’s desire for customizations. At this level, buyers often just want a shell space and the ability to bring their architect into the discussion. There are other buyers waiting patiently for better negotiating posture in a softer market – they are less concerned about having a specific space.

Until each building receives a certificate of occupancy, and we can observe the velocity of closings on the existing contracts, it’s challenging to gauge a market for a product that Austin is unfamiliar with (i.e. luxury urban condos).

I don’t expect they will sell out before they open, unless they soften their prices in a blanket fashion come springtime. However, I don’t expect you will see auctions (with the possible exception of the attainably priced Sabine) as the financing for the Austonian, W, and Spring give them a couple of years from construction completion before they need to repay the debt.

Downtown Austin Blog was provided with early access to the still-under-construction Austonian in order to snap a few photos of the luxury building’s interior finishes.  The unit you are looking at above is the northeastern corner, “D” floor plan, on the 11th floor.  This will become a staged model unit within the next few weeks.  Beginning at the unit’s front door – made from Italian walnut – the standard finish packages are the highest quality we’ve seen in a downtown Austin residential tower, thus far.

We were impressed with the kitchen features: Scavolini cabinets, white carrera marble counters and back splash, built in Sub Zero refrigerator, Wolf gas-range, Miele coffee maker, Dornbracht fixtures.  American walnut floors through out.  All units outfitted with solar shades.  From the 11th floor you have a clear view of the Capitol.

The Austonian: Views From 54th Floor

Yesterday, the marketing team at the Austonian invited us to tour the building.  This was my third time [near] to the top, and this time I remembered my camera! The 54th floor is the top residential floor.  Floors 55 & 56 will be common area for the building.  Construction elevators to the highest floor in the tallest residential tower west of the Mississippi are fun.  🙂
