Historic Downtown Sampson Building Will Host New Co-Working Space

Co-working in downtown Austin has arrived, and competition is delivering flexible work spaces that are incredible.

WeWork is set to expand through to two additional floors (close to 1,000 new desks) in their current building right around the time of the opening of the 25,000 square foot Galvanize space in the Seaholm development.  Capital Factory, the original downtown Austin co-working/incubator/accelerator concept, is a major player in the market, as well.

Those large concepts look impressive, but aren’t a fit for everyone looking for a quieter space to be productive.  The result is that there are new co-working concepts leveraging smaller spaces in historic buildings.

As I walk into the space on the top floor of the Sampson Building on Congress Avenue, I am immediately struck by the quiet – audibly and visually.  The lack of distraction, hectic bustle, and co-working “flair” sets a much different tone than what I’m used to seeing in the other downtown Austin concepts (wework and galvanize), and the atmosphere is just one of the ways Open-Source Co-Working is trying to set itself apart from its larger competitors.

Fifth & West Residences: The Next Austin Condo Tower

The Statesman confirmed today what many of us have been expecting, the former offices of the Texas Press Association located at the corner of Fifth Street @ West Avenue, will be razed and construction to commence on a 39 story condominium.

Known officially as Fifth & West Residences, it is the first condo project in downtown Austin to reveal official plans to begin accepting reservations since Seaholm.  Seaholm Condos is notable as it was announced almost exactly one year ago, and was fully reserved within just a few days of that announcement.

We first learned about Fifth & West earlier this year when the project came before the Downtown Commission, and we observed just how compact a footprint the building will have.  So, maximizing FAR was crucial to developing the site.  One of the more notable pieces the developer offered for density bonuses was subsidized Car2Go, B-Cycle, and Shoal Creek Conservancy memberships for each residence.  It is to be determined if those commitments carried through the entitlement process.

Tall and slender (think Spring Condos) because of the property’s small foot print, combined with the the impact of the Capitol View Corridor, the building’s architecture will be a unique triangular tower, with the longest plane facing southeast.  The surrounding businesses, notably Austin Urban Vet, Kung-Fu Saloon, Jerry Kunz design, and Molotov, will remain untouched by the vertical development.

  • Project name = Fifth + West Residences
  • Address = 501 West Avenue, Austin, TX 78701
  • Project type = condominium
  • Number of residences = ~154
  • Target pricing = ~$740 per foot, on average
  • Building height = 448ft
  • Unit sizes = average of 1,624 sf  (1, 2, 3 bedroom plans)
  • Developer = Riverside Resources
  • FAR = ~20:1
  • Architect = GDA Architects (Interior Michael Hsu)
  • Anticipated delivery = Autumn of 2017

It’s interesting to see how a large Capitol View Corridor impacts vertical development, forcing architects and developers to finesse the building envelope.

DANA to Host Transportation Forum Monday, July 28

The Downtown Austin Neighborhood Association will be hosting a Transportation Forum THIS upcoming Monday, July 28, at Malverde – a lush, swanky private event space downtown located right above La Condesa.

The focus of the forum will be the proposed Urban Rail alignment from Project Connect, which DANA has publicly supported.  The current rail alignment would cut right through downtown through Trinity Street.  The current plan would also cause the less than 2-year old Waller Creek Boathouse (which is the location of one of my favorite little coffee shops, Alta’s) to be demolished to make way for the bridge over lady bird lake – which has caused a good amount of grumbling.

The program for the presentation will be as follows:

6:00pm – Doors Open
6:15-6:30pm – Presentation by Project Connect
6:30-6:35pm – Response
6:35-6:50pm – Presentation by AURA
6:50-6:55pm – Response
7:00-7:30pm – Q&A

So, as you can see, this will be more of a dialogue or debate rather than just a stiff ol’ presentation. AURA believes that the proposed urban rail route is actually worse than doing nothing.  I’m expecting things to get a little heated, for sure – which means this should be pretty darn interesting. Is it bad that I’m excited?

The event is free, but priority entry will be given to DANA Members, and RSVP is required.  Seating is limited.  Malverde will be offering 1/2 priced drinks and DANA is footing the bill for some light appetizers.
