New Renderings Of Park Plaza Tower

Architect Ziegler Cooper has posted new renderings of Gables Park Plaza’s nascent mixed-use neighbor. Site plan approval from the city has been extended through February of 2012.

Near the intersection of Cesar Chavez and Lamar, back in the day this site was home to Cedar Door (910 Cesar Chavez) which was moved to Brazos @ 2nd.

I like the design. It successfully handles a few site specific challenges, notably a Capitol View Corridor and train track. Thanks to downtown resident Mitchell McGovern for the heads up! Pics after the jump…

Gables Park Plaza

Gables Park Plaza

Gables Park Plaza – located just south of Spring Condos and wedged between Lamar and Cesar Chavez – has begun pre-leasing.  With it’s completion, this is the last of the downtown Austin apartment complexes resulting from real estate boom of 2007.  This location will appeal to many of the same people who are attracted to Bridges On The Park: families with dogs, those who regularly utilize the trails, and want to live near downtown but not IN downtown.

The exterior design is predictably Gables and intended for a wide audience.  It’s just fine, if a bit antiseptic.  I’ll have an opportunity to preview the interior finishes within a couple of weeks.  Amenities will include a roof-top pool, iPod docking stations, solar shades on all windows, and bamboo floors.  Expect retail on the ground floor.

Below is a schedule of completion dates (a close proxy for move-in readiness).

1st floor: Phase A ready on November 8, 2009, Phase B ready on November 22, 2009.
2nd floor: Phase A ready on December 8, 2009, Phase B ready on December 22, 2009
3rd floor: Phase A ready on January 8, 2010, Phase B ready on January 22, 2010
etc, up to the 8th floor.

1bd/1ba units range from $1,395-3,000.  2bd/2ba units range from $2,275-3,600.  The B5 2bd/2.5ba – the 1859sf unit with the rounded windows and faces south (shown above) – starts at $3,575.  Gables Park Plaza is offering two months free (upfront) for leases entered into during construction.  Their website is www.gables.com/parkplaza.

Austin Cancer Survivors Plaza: A PPP For Butler Park

I received a note from Daniel Woodroffe yesterday informing me about a proposed public private partnership (PPP) to bring further improvements to Butler Park.  As someone that enjoys Butler Park, I’m very excited about this project and hope you will share your support for it.

The Bloch Plaza Steering Committee, working with Austin Parks Foundation and the Prostate Cancer Resource Center are working with the R.A. Bloch Cancer Foundation and the City of Austin Parks and Recreation Department to design, build and maintain the proposed R.A. Bloch Cancer Survivors Plaza, proposed for the fountain area located north of the Palmer Events Center in Butler Park.

The plaza will be built around an existing one-acre site that features a landscaped pool and existing trees and native plantings. The plan proposes to add additional water elements, native plants and trees, and a series of tips on maintaining a positive mental attitude and the road to recovery in fighting cancer and other life threatening diseases. A separately funded and designed artwork will be selected by the RA Bloch Cancer Foundation and the City Arts Commission and installed in a portion of the plaza to be determined at a later date. This artwork will replace the original proposed sculptures of a family that appear in other Bloch Plazas in cities throughout North America.

The R.A. Bloch Cancer Foundation will fund $1M of the cost of the design and construction, with advocates raising funds under the umbrella of the Austin Parks Foundation.

The Austin Parks Foundation will be responsible for the design and construction of the plaza and will perform the working following the established city standards. While the Plaza is and will remain the property of the City of Austin, the Foundation – through the Stakeholder Steering Committee, will be responsible for the heavy maintenance of the completed plaza and is raising additional funds mentioned above for that express purpose.

New downtown Austin train station making room for pedestrian plaza

The downtown Austin “Red Line” train station is about to undergo a significant makeover, that will add room for two more trains at the station.  The capacity upgrade is expected to double the people (from >400 to 800) to commute to downtown from north Austin during rush hour.

However, the final design seems to be departure from any of the proposed concepts.

The Republic Square Park Makeover

Friends, it took a minute, but we’re finally just months away from the start of a momentous project that promises to further ratchet up the quality of life here in Downtown Austin.

After nearly two decades of fitful effort and planning, work is set to start this June on tremendous upgrades to Republic Square Park.

Situated on Guadalupe Street between 4th and 5th streets, you probably know it now as the place where all the buses stop, or the joint with the grass and the trees where you wait in long lines for the shuttle to ACL Fest, or the site with the weekly farmers’ market. By virtue of its central location, the park sees a ton of traffic each day, but its lack of amenities means that it doesn’t get a ton of use.  Right now, Republic Square Park is essentially a verdant plaza of the largely lifeless Federal Courthouse directly to its west, and eye candy for Plaza Lofts to the east.
