Despite the trend of obstructionist politics, private parties interested in progress will collaborate and compromise to reach an acceptable solution. Seeking a resolution to Outdoor Music Venue compatibility in downtown Austin’s Rainey Street District is a good example.
Rainey Street is dominantly residential. Ironically, the incredible residential density is a result of permissive CBD zoning. CBD is a sword of a zoning definition that can cut both ways. When the economy tanked, so did the opportunity for Rainey Street bungalow owners holding out for big $$$ to cash out, and they were left holding an expensive property tax bill.

Hotel Van Zandt, proposed initially in parallel to The Shore Condos in Downtown Austin’s Rainey Street District in 2008, is still kicking.
Downtown Austin Blog reported in March that plans had been filed for the hotel, though it was unclear what scope the project had taken on. Today I confirmed the project will be 16 stories, about 180 feet, and about 320 units, plus 10,000 square feet of meeting space and a 5,000-square-feet of resturant office.

Be Yoga just opened in the Rainey Street District!
Located in the Windsor (née Legacy on the Lake), Be Yoga is a no-frills studio, about 1,000 square feet, just a stone’s throw from the lake and across from the Milago condos.

1/2/2013: We just heard a rumor from a reliable source that Agora is closed for good and owners are planning to sell. We’ll continue to update as we have new information.
