This morning the I visited the folks at 5th Street Commons.  They kindly invited me for a tour of their new digs, and to discuss the incentives currently available to renters.  Located on the outskirts of downtown Austin, the 150 apartments at the 5th Street Commons are sufficiently close enough to downtown to be included here.

What I like:
1) Ground floor retail and street side parking.  Once fully occupied with commercial tenants this should become another walkable district.

2) Smart floor plans.  At only 759/ft, the A1 plan is incredibly spacious with enough room for a dining table, kitchen island, and laundry room – without feeling cramped.

3) It’s equidistant to Whole Foods as the Sabine, and closer than Legacy on the Lake, Milago, etc.

4) Standard size washer and dryer included in all units

With advertised incentives, the rents are roughly 10-20% less than AMLI on 2nd or Monarch.   Accounting for two months of free rent on a 12 month lease, one bedrooms should begin around $1300 (studios even less), two-bedrooms around $1700.

Day three, becoming a model urban neighborhood: what does Downtown Austin need?

Each day this week I am serving up one item, with non-politically correct candor, that Downtown Austin needs to become a model of re-urbanization, as I see it.

Politicians love to talk, form task forces, and spend time doing everything except for making decisions as they are needed.  So, this is an appeal to Downtown Austin stakeholders that know how to get things done:  the residents, developers, retailers, and land owners.

I want more local grocery stores like Royal Blue or Fresh Plus

Developers, do you want a successful building?  Then just give George Scariano space with free rent.  I’m only partially kidding.  This is a huge amenity.  Not just developers, but the hotels and convention center should be lobbying for this type of retail.  Fancy finish-out not required.  A successful Downtown neighborhood has multiple choices for purchase groceries on a daily basis.  The only thing that bugs me about Royal Blue is that both locations are on the wrong side of Congress for me to quickly get there.

Tim Finley has a place available at E. 5th @ Trinity – the large warehouse where Paradox used to be located.   Think of the convention and hotel traffic in addition to the residential business from 555, Brazos Lofts, Avenue Lofts, Sabine, and Railyard.  These are all located within a couple of blocks of 5th @ Trinity and combined include over 368 units not counting the Four Seasons!

DANA elects new leadership

Downtown Austin Neighborhood Association DANA

If you live in Downtown Austin, or have an interest in its growth, then you should consider joining DANA.   The Downtown Austin Neighborhood Assocition recently transitioned its leadership team.  Outgoing President Marshall Jones remains on the board, while Jamie LaGarde takes his new role as President.  Marshall has been President of DANA for the past two years.  This is a tireless and, often, thankless job.  Of course, these positions are volunteer without pay.  Marshall always had the ability to approach political challenges with grace and class.  I can comforatbly speak for all DANA members when I thank him for his commitment to making DANA the knowledgeable, influential, and social organization it is today.  With over 1,000 members and growing, Marshall and the presidents that preceded him can be proud of what they’ve created.

Leaving the board is Jim Furrow and Michael McGill, though each will remain active DANA members, and you can expect they will continue to be vocal stakeholders in the Downtown community.

Downtown Austin – Is Opportunity Knocking?

“NY Times article of interest: OK, so it’s NYC, but the buyer sentiments are not unlike those of many Austinites I believe. (Note the negotiated price reductions…)”

He’s dead on.  Traffic at my last few open houses at the Sabine has picked up significantly over the past couple of weeks.   This makes sense for two important reasons:  1) Mortgage rates are at record lows, and 2) sellers understand the need to negotiate.

From the article “Many of these buyers have never received a fat bonus check, so they don’t miss it now. They did not suffer huge stock market losses, because they didn’t have huge stock market investments. They aren’t mourning the loss of value in their existing co-ops or condos, because they have never owned one….They have jobs and good credit ratings, and they are looking to buy.”

17k square feet of retail held hostage by the court

17,000 square feet of empty retail space rests at the base of the Convention Center’s parking garage. This retail space has the potential to add vibrancy and day time services to the Entertainment District.  This is the only retail space within a few hundred feet of the 555, the Sabine on 5th, the Hilton, the Hilton Garden Inn, and the Convention Center.   So, why hasn’t this space been filled?
