Art in Downtown Austin – ArtProm by Big Ass Canvas

We’ve been fortunate to experience and host the work of several Austin artists, notably Hallie Rae Ward and Truth have dedicated space in the TOWERS Realty office.

We’re always on the lookout for new additions, and were thrilled to discover a temporary gallery space that’s just opened in the 2nd Street district.  It’s being called ArtProm, is located at 208 Colorado, and is the brainchild of Travis Huse of Big Ass Canvas.

You’ve likely seen Travis’ work around Austin.  For one thing, he’s done the garage murals for the AMLI on 2nd Street district (if you are driving southbound on Guadalupe, you’ll see it on your right as you pass 3rd Street).  Residents of The Shore Condos may also recognize his work in our parking garage elevator bay at P1.

In our opinion, Austin is in dire need of more gallery experiences, particularly of the street art variety, and ArtProm delivers in similar fashion to SpraTX.

They’ll be around for the next couple of months, and we highly recommend stopping in and checking it out.  Art will rotate as it sells.

Additionally, Travis would also be excited to help coordinate using the space for private parties and the like. He wants to get people in the gallery and viewing the art.   If you have a guest list and need a cool space for your event – just reach out to him through his Big Ass Canvas site.

ArtProm is the best gallery addition to downtown Austin, since the Peoples Gallery started at City Hall.

Some Downtown Austin Events – Family Friendly

Event 1

Trick or Treating with DANA at The Shore Condos, Thursday, 10/30/2014 – 5:30-7pm

Pretty self-explanatory.  This event is restricted to downtown residents and their children (or grand-children, etc) and should be absolute cute overload. RSVP required. Click link above for details and RSVP. Here are some pics from last year’s event:

DANA Garden Day, Near Pfluger Bridge, Saturday, 11/1/2014 –  9am

Calling all city dwellers! You may no longer have a garden to tend, but come get your hands dirty and meet your neighbors as we beautify part of the hike and bike trail near the Pfluger Pedestrian Bridge. DANA adopted a garden on Lady Bird Lake (Cesar Chavez side of Pfluger Pedestrian Bridge). It’s a busy spot on the trail and will be enjoyed by all that pass by.

Movies in the Park in Wooldridge Square – Beetlejuice, 10/29/2014 @ 7pm

The 2014 Fall Movies in the Park series continues on Wednesday, October 29 with Beetlejuice at 7:00 p.m. This week is sponsored by the Downtown Austin Alliance and will change things up by moving to Wooldridge Square.

Movies in the Park is a series of free films brought to you by the Austin Parks Foundation, and presented by the Alamo Drafthouse. The 2014 Movies in the Park theme celebrates the Alamo 100 – a list of 100 movies deemed essential by our beloved Alamo Drafthouse. The last movie of the season will be The Dark Night on November 13 at 6:15 p.m. in Republic Square.

Dogs, picnics, and lawn chairs are welcome. Alcoholic beverages, glass, and styrofoam are not permitted in the park. Recycling bins are provided, but we ask that you help us out by packing out all of your own trash. Smoking is also prohibited in the park, per city law. Downtown Austin Streets Are Safer With Uber & Lyft

We celebrated A’s birthday this past weekend with friends and family hanging out with us at the Shore condos, and later crawling Rainey Street.  Everyone had a great time… and plenty to drink.

As we wrapped up the evening I observed 6-7 people use Uber to get themselves home safely.

I was struck by how effortless ride sharing is, and that it effectively keeps a percentage of drunk drivers off the streets of Austin.  Remarkable.

I think back to just last year, when getting a cab was a non-trivial event.  I’ve always been frustrated with taxis in Austin.  They are notoriously difficult to locate, arrive late, or didn’t arrive at all.  The result is that people would make the poor decision to just drive themselves after having a night on the town.

In cities where ride sharing is embraced, I fully expect to see data showing a drop in the number of DWIs.

Austin leadership should pay attention, and we’ll be watching as this topic goes before Austin City Council on the 25th.

Austin Apartments For Rent

Downtown Austin has a variety of apartments for rent.  Prospective tenants can choose from full-service apartment buildings, or to lease from individually owned condos.  In recent years, downtown Austin has seen an upswell of new apartment towers emerge, filling much of the demand for downtown living.  Notable apartment high-rises include: the Whitley, Seven, Skyhouse, and 3Eleven.

Below is an updated list of downtown condos for rent.  Each listing below contains photos, details, and a contact request button for you to schedule a showing.

Jude’s recommendations:

  1. Pet lovers needing easy access to grassy areas and the hike & bike trail should focus on buildings in the Rainey Street district, such as the Milago Condos or the Shore Condos.
  2. If you’re looking for something loft-like, check the Sabine Condos, Avenue Lofts, Brazos Lofts, Plaza Lofts, and Austin City Lofts.
  3. If you absolutely positively do not want to drive anywhere, focus on buildings near Whole Foods: Spring Condos, Austin City Lofts, the Nokonah, and 360 Condos.

Storage Wars: Top Three Options For Condo Dwellers

I recently helped a couple downsize from a 3,000sf suburban home into a 1,000sf condo.  Getting this empty-nester couple to move would not have been possible without storage.  They purged a lot, but still ended up using all three of the options below.

Where space is scarce, storage is costly.  Prices for storage units have gone up in recent years.  A few times each year we see a storage unit come up for sale at the Shore Condos.  The last one was ~$7500.  Recently, I observed at 360 condos a storage unit trade for $15,000.  Storage units at the Austonian will trade for ~$20,000, on average.

Cost: varies, $2,800 – 20,000 (rent $75 – 200+/month)

image-8Storage closets/units/lockers come in many shapes and sizes.  Most high-rise condos do not convey with a storage closet (some do, for example Bridges On The Park and Brazos Place). The ones that do don’t always have enough storage to meet demand.  Sometimes it’s just a fenced cage, other times it’s an actual closet with lockable door and electricity.

Unless a storage unit conveyed with the sale of the condo (a buyer can amortize the cost of the storage unit over the term of their mortgage) most transactions for building storage units are handled in cash.   The cash-only aftermarket can put storage units out of reach for some owners.  As you can see below there is a wide range of pricing.

Recent transactions:  (sizes are ballpark based on owner input)
*5 Fifty Five – 4’w x 7’d x 7’h = $2,800-4,000.
*Milago = $3,750

*The Shore – 4’w x 7’d x 8’h = $7,500
*360 Condos – 5’w x 7’d x 9’h = $15,000.

Public Storage
Cost: varies, ~$100+ per month

publicstorageMany downtown condo dwellers forget there is a Public Storage close by on W. 6th Street.  As of this post, these rentable storage lockers start at $122 per month, plus a $75 move in fee, for a 5’w x 10’d.

I try to avoid renting whenever possible – it’s a sunk cost, and you need to drive to get there.  However, when you’re downsizing and about to start moving, you just want an easy place to put stuff.  This is where Public Storage is really helpful.  Later you can transition into more permanent storage options once settled into your new digs.

USU “Urban Storage Unit”
Cost: fixed, $2000

USU

The USU is sturdy box that sits in front/above your parking space.  It maximizes space you are underutilizing.  We have two of these and they are perfect for golf clubs, ski/snowboard equipment, holiday stuff, tools, and generally bulky items we want convenient access to from our door.

We needed to persuade our HOA board to let us install the USU, but now more buildings and HOAs are approving them based on the convenience and value these bring to their residents.  You can see USUs in use at the Four Seasons, Spring Condos, W Hotel Residences, and the Shore Condos.

[UPDATED:  Though we’ve not used SpareFoot, we wanted to give them shoutout.  SpareFoot is an online self-storage marketplace that allows storage seekers to search by price and area.  So, you can price shop storage facilities across Austin.  They are based in downtown Austin, too!]
